If have been considering buying a home in Northwest Orange County, you have probably heard the name Wyld Oaks.
For years, we have watched the area around Kelly Park Road and State Road 429 transform with new construction communities, road improvements and continued residential growth. Now one of the largest planned developments in the area is beginning to take shape.
Wyld Oaks is a 215-acre mixed-use development planned near SR 429 and West Kelly Park Road in Apopka, and its long-term vision includes residential living, restaurants, retail, healthcare, hotels, offices, parks, trails and entertainment.
And as of September 2026, Wyld Oaks is no longer simply a concept on a development map.
Vertical development is officially underway.
So what does that mean for people thinking about buying a home in Apopka — and for homeowners who already live here?
What Is Wyld Oaks?
Wyld Oaks is being developed as a large live, work, shop, dine and recreation destination in Northwest Apopka.
The current development plan includes approximately:
6,000 residential units
300,000 square feet of retail and restaurant space
Two hotel sites
A Health Village medical campus
20,000 square feet of Class A medical office space
Parks, trails and gathering areas
Entertainment and commercial uses
Like any development of this size, individual projects, tenants, amenities and timelines can change as construction progresses. Wyld Oaks itself notes that its development plans remain subject to change.
But we are beginning to see some of those plans move from renderings to actual construction.
The First Residential Project Is Moving Forward
One of the biggest Wyld Oaks updates came this year with the announcement of Exchange at Wyld Oaks, a 325-unit apartment community being developed by Hathaway Development.
This represents the first major residential vertical development within Wyld Oaks.
As of September 9, 2026, the Wyld Oaks development team reported that vertical development was officially underway. Florida YIMBY has reported that the first apartments are anticipated to begin delivering in summer 2027.
That is significant because large mixed-use projects typically develop in stages. Roads, utilities and infrastructure come first, followed by residential, commercial and other vertical construction.
Once people begin living within the development, it can help create additional demand for the restaurants, shops and services planned around them.
Wyld Oaks Is Part of a Much Bigger Apopka Growth Story
One of the most important things to understand about Wyld Oaks is that it isn't developing in isolation.
The entire Kelly Park Road and Northwest Apopka corridor has experienced tremendous residential growth.
New home communities from national and regional builders continue to develop throughout this portion of Apopka, particularly around Kelly Park Road, Plymouth Sorrento Road and the SR 429 corridor.
According to Wyld Oaks, more than 2,200 new homes are being built within two miles of the development, with more than 13,000 future and active housing units within five miles.
That growing number of rooftops is one of the reasons commercial development in this area is so important.
People moving into North Apopka need more places nearby to eat, shop, receive medical care, work and spend time with their families.
For many years, residents living in this portion of Apopka have traveled toward other parts of Orange County or Seminole County for certain restaurants, shopping and services. Wyld Oaks has the potential to help change that.
What Could Wyld Oaks Mean for Current Apopka Homeowners?
If you already own a home near Kelly Park Road, Rock Springs, Wekiva, Errol Estate, Wolf Lake, Plymouth Sorrento Road or another part of North Apopka, this is a development worth following.
Large-scale commercial and mixed-use development can increase the visibility and desirability of an area because buyers often consider more than the house itself when choosing where they want to live.
They are also looking at convenience, access to major roads, restaurants, shopping, healthcare, recreation and nearby employment opportunities.
That does not mean Wyld Oaks automatically guarantees higher property values. Real estate values are influenced by many factors, including inventory, interest rates, property condition, location, comparable sales and overall market conditions.
But when I speak with buyers considering Apopka, one of the questions I hear frequently is:
“What is coming to this area?”
Wyld Oaks gives us a much bigger answer to that question.
What Should Homebuyers Know?
If you are considering purchasing a home in Apopka, especially around the Kelly Park corridor, it is important to look beyond what the area looks like today.
You're buying into the future of the surrounding area as well as the home itself.
That can be exciting, but buyers should understand both sides of growth.
New development can mean additional restaurants, shopping, healthcare, services and employment opportunities. It can also mean years of construction, increasing traffic and continued changes to surrounding roads and land.
This is especially important when comparing new construction homes in Apopka with established neighborhoods.
A neighborhood that currently feels far away from shopping may feel very different several years from now if major commercial projects are completed nearby.
That is why having an agent who understands Apopka development, builder activity and the local market can make such a difference when deciding where to buy.
What About Restaurants and Shopping?
This may be the question I hear the most.
Yes — restaurants and retail are absolutely part of the Wyld Oaks plan.
The current development plan identifies approximately 300,000 square feet of retail and restaurant opportunities.
However, I would be cautious about treating every rumored restaurant or business name circulating online as confirmed.
A development can have a restaurant site planned long before a specific tenant signs a lease.
As confirmed businesses are announced, I will continue sharing those updates with the Apopka community.
Location Is One of Wyld Oaks' Biggest Advantages
Wyld Oaks sits along the SR 429 corridor near West Kelly Park Road, giving residents access to one of the most important transportation routes through this portion of Central Florida.
That location helps connect Northwest Apopka with other parts of the Orlando metropolitan area while also placing Wyld Oaks near some of the fastest-growing residential areas in Apopka.
For homebuyers relocating to Central Florida, access to major roadways is often one of the first things we discuss when comparing communities.
And that is one of the reasons I believe the Kelly Park corridor will continue to be an important area to watch.
Wyld Oaks Will Not Happen Overnight
It is important to keep the scale of this project in perspective.
Wyld Oaks is a 215-acre master-planned development, not a neighborhood or shopping plaza that will suddenly open on one particular date.
Different residential, medical, restaurant, retail, hotel and commercial projects will move forward at different times.
Some elements may also change as the development evolves.
For homeowners and buyers, the better question may not be:
“When will Wyld Oaks be finished?”
Instead, ask:
“What is being built at Wyld Oaks right now, and what has actually been confirmed?”
That is exactly what I plan to continue tracking.
